Does a "For Sale" banner on the balcony still work in 2026?
Why a "For Sale" banner on your balcony still sells homes: most buyers move close to where they already live. Data, benefits, rules and how to choose a banner.

In short: yes. Most buyers look for a home close to where they already live or work. A “For Sale” banner with your phone number speaks directly to them, day and night, with no monthly advertising fee.
Buyers move nearby
When people move home, they rarely move far. They stay close to work, their children’s school, their parents, their friends and their favourite park.
The most detailed data comes from the annual Profile of Home Buyers and Sellers by the US National Association of Realtors (NAR):
- from 1989 to 2021 the median distance buyers moved from their previous home was between 10 and 15 miles (about 16–24 km);
- around 9% of buyers found the home they bought through a sign on the property itself (2013–2015), and 15–16% in 2001–2008.
This is US data. There is no comparable Bulgarian research, but the logic holds, and in Bulgaria people often move within the same neighbourhood or city.
Why a local buyer is the best buyer
- They know the area. No need to sell them on transport, schools or shops.
- They decide faster. They already know they want to live here. They just need to like the property.
- They can view easily. They live five minutes away.
- They pass it on. They see the banner and call a friend or relative who is looking in exactly this area.
Banner or online listing?
It’s not either-or. An online listing reaches people who are actively searching. A banner reaches people who aren’t searching yet but would buy if they saw the right property: the neighbour expecting a second child, the parents who want their grown-up child to live nearby.
| Online listing | Balcony banner | |
|---|---|---|
| Who sees it | Active searchers | Everyone passing the building |
| For how long | While the listing ranks high | Day and night, every day |
| Cost | Free or paid promotion | One-off |
| Main strength | Reach | Local buyers and word of mouth |
What to put on the banner
- “ПРОДАВА” (FOR SALE) in the largest letters possible;
- a phone number readable from the street (check from the opposite pavement);
- optionally one key feature, such as “3-room” or “92 sq m”;
- nothing else. More text means smaller letters.
High-contrast colours (white on orange or red) are easiest to see from a distance.
Rules and permissions
A banner on your own balcony or window is usually acceptable. Check:
- the building’s house rules, if there are any;
- the rules of your gated complex, if you live in one;
- that the banner is fixed securely and safely and doesn’t bother the neighbours.
Advertising structures on the facade or common areas may need the owners’ association’s consent or a municipal permit.
Banner + 3D tour = less wasted time
The banner brings calls. The 3D tour filters them: you send everyone who calls a link, and only people who already like the property come to view it. That’s why our package includes both.
