How to write a property listing that sells (with a template)
Title, description, photos, 3D tour and where to publish: a practical guide to writing a listing for selling an apartment or house in Bulgaria, with a ready template.
Updated: · 3 min read
In short: a good listing has a specific title, a bright first photo, all key facts, an honest description, a clear price and a link to a 3D tour. Publish it in at least three places and refresh it every week.
1. A title that says everything important
Buyers scroll past dozens of listings. The title should answer three questions: what, where, and why this one.
- ❌ “Apartment for sale”
- ✅ “2-bedroom, 92 sq m, Lozenets, south-facing, with parking space”
2. Photos: the first one decides
The first photo determines whether anyone clicks. Use the brightest, most spacious room, usually the living room.
- shoot during the day, with curtains open and lights on;
- hold the camera horizontally at chest height;
- shoot from a corner of the room to show more space;
- remove personal items, laundry, cables and fridge magnets.
Professional wide-angle photos make a huge difference, especially in smaller rooms.
3. A 3D tour: the viewing before the viewing
Add a link to a 3D tour in the listing text, or in the virtual tour field if the site has one. Buyers explore the whole property on their phone and only call if they like the layout. That means fewer but more serious viewings.
4. Key facts buyers look for
Put them at the top of the description, ideally as a list:
- size (gross and net), number of rooms, floor and number of floors;
- year built, construction type (brick, panel, EPK), completion certificate (Act 16);
- orientation, heating (district heating, gas, air conditioners), windows;
- parking, garage, cellar, attic, lift;
- monthly building fees;
- when the property can be vacated.
5. Description: honest and specific
Describe the best things about the property and the area: close to the metro, a school, a park. Avoid “unique” and “amazing”. Be specific instead: “5 minutes’ walk to the metro”, “new kitchen fitted in 2024”. Mention weaknesses honestly (“bathroom needs a refresh”). That saves viewings with people who will say no anyway.
6. Price
State an exact price in euro. “Price on request” listings get fewer enquiries. See how to set the price in the full guide to selling without an agent.
7. Where to publish
| Where | Why |
|---|---|
| imot.bg | Largest audience of property buyers |
| OLX.bg | Lots of traffic, easy to post |
| imoti.net, alo.bg, homes.bg | Extra reach |
| Facebook groups for the neighbourhood or city | Local buyers and word of mouth |
| “For Sale” banner on the balcony | People who pass the property every day |
